The 99 Ranch Market at Rose Pavilion closes for good on Dec. 5, 2026. That leaves Pleasanton with one 99 Ranch, at Pacific Pearl on Stoneridge Drive near the Livermore border, and the Tri-Valley with two counting the Dublin store on Regional Street.
The store being kept sits in a shopping center that has spent 2026 adding restaurants and dessert counters. The store being closed leaves a corner of Santa Rita Road that lost its other grocery store last fall. For anyone whose weekly errands run through east Pleasanton, the grocery and food draw is moving toward Stoneridge Drive. Rose Pavilion keeps Trader Joe's and its everyday mix after 99 Ranch leaves.
Sixteen Years at Rosewood and Santa Rita
99 Ranch opened at 4299 Rosewood Drive in April 2010, in the large space Levitz Furniture used to fill. Pleasanton Weekly called it one of the first Asian supermarket chains to set up in the Tri-Valley. Its second Pleasanton store opened eight years later as one of the first tenants at the new Pacific Pearl.
Shoppers learned about the closure from a sign in the store window. According to Pleasanton Weekly, management thanked customers for "your continued loyalty and support throughout the years" and invited them to "visit our nearby store." A company spokesperson told the paper the decision "will optimize our store network and allocate resources more effectively to better serve our customers."
The Pleasanton store is one of two California closures. The Los Angeles Times first reported both, along with a store in Chino. Tawa Supermarket, Inc., the parent company, filed state layoff notices for 54 Rose Pavilion employees, effective Dec. 5.
Pleasanton Weekly also reported that Tri-Valley competition among Asian grocers has grown. H Mart opened its first supermarket in the region earlier this year in Dublin, a few blocks from the 99 Ranch on Regional Street.
The Store That Stays Has Busier Neighbors
Pacific Pearl's own directory lists a lineup built mostly around eating out. Among the names now on Stoneridge Drive:
- Sit-down meals: Kura Revolving Sushi Bar, Chubby Cattle, Mumu Hot Pot, MalaTown, Fiery Shanghai, The Special Noodle House, Myeongdong Ja Jang, Yin Ji Chang Fen, A2B Indian Vegetarian Restaurant, Bonchon Chicken
- Bakery, tea and dessert: 85° Bakery Café, Happy Lemon, Matsu Matcha, SomiSomi Soft Serve & Taiyaki
- Services: East Bay Vision Optometry Center, Currency Pilates, Hair Code Salon, Paint Nail Beauty Spa, Pleasant Dental Care
In August, Patch reported that the center had announced four more food tenants. A Taiwanese tea brand is taking 1,037 square feet at 2709 Stoneridge Drive. The other three are below.
| Tenant | Address | Space | What it serves |
|---|---|---|---|
| Eight Turn Crepe | 2693 Stoneridge Dr. | 1,647 sq ft | Japanese crepes made with gluten-free rice flour, rolled into a handheld cone, sweet or savory |
| Yogurtland | 2709 Stoneridge Dr. | 1,220 sq ft | Self-serve frozen yogurt, ice cream and plant-based flavors with toppings |
| HiroNori Craft Ramen | 2709 Stoneridge Dr. | 1,404 sq ft | Ramen, rice bowls and Japanese-inspired dishes, recognized in the Michelin Guide |
The City of Pleasanton's October 2026 newsletter put Eight Turn Crepe, HiroNori and Yogurtland on its "Coming Soon" list for Pacific Pearl. Check each business's own channels for an opening date before you head over.
That makes the 99 Ranch on Stoneridge Drive one stop among more than two dozen tenants, most of them places to eat, with four more food leases announced this year. A grocery run there can turn into a dinner or dessert stop without moving the car.
What Rose Pavilion Keeps
Rose Pavilion belongs to Brixmor, an owner and operator of open-air shopping centers. Its 99 Ranch space is large. The center's site plan, updated Oct. 13, lists the store at 44,939 square feet.
The rest of the center is a dense block of everyday errands, and the same site plan shows most of it staying put:
- Groceries and drinks: Trader Joe's, Total Wine & More
- Home and household: Macy's Home & Furniture, Restoration Hardware, CVS, Dollar Tree, Pet Supplies Plus, Leslie's Pool Supplies, AutoZone, Rosewood Cleaners
- Fitness and activities: Fitness 19, GOLFTEC, iSmash, D1 Sports Training, Mach Martial Arts, Russian School of Mathematics
- Places to eat: Madras Idli Kadai, Niku-Ya Stone Grill & Bar, Origin Sushi, PHO Saigon, Golden State Taqueria, The Kebab Shop, Chick & T Bento, Super Grill and Breakfast, NY Pizza & Pasta, Red Hot Chili Pepper, Blaze Pizza, Firehouse Subs, Wingstop, Panda Express
- Treats and coffee: Mochiholic, Baskin-Robbins, Starbucks
With a list like that, the center isn't empty after Dec. 5. The Trader Joe's run, the Total Wine stop and the Fitness 19 workout all stay where they are. What goes away is the grocery trip built around what the company calls its "diverse Pan-Asian food selections." For anyone who paired that trip with lunch at Origin Sushi or a stop at Mochiholic, that combination now means two different shopping centers.
Two Grocery Exits on One Road
The Rose Pavilion closure is the second on this stretch in just over a year. Walmart closed its Neighborhood Market at 3112 Santa Rita Road in October 2025, as Pleasanton Weekly reported when the closure was announced. The paper's Oct. 31 coverage says the building is still empty.
The same article lists other large Pleasanton storefronts still waiting on permanent tenants. Those include the old Party City and Kohl's units at Metro 580, the former Rite Aid on Hopyard Road, and the former JCPenney, Nordstrom and Sears buildings at Stoneridge Shopping Center.
Most of those are department stores and big-box retailers. The Santa Rita Road vacancies are grocery stores, the kind of anchor a neighborhood shopping center is usually built around. Meanwhile the food tenants arriving in Pleasanton are smaller restaurants and dessert shops, between 1,000 and 1,700 square feet each at Pacific Pearl. They are filling a center that already has its grocery anchor.
Planning Grocery Runs Through December
Through the holidays, 99 Ranch shopping in the Tri-Valley comes down to three addresses and one date:
- Rose Pavilion, 4299 Rosewood Drive: open through its scheduled final day, Dec. 5.
- Pacific Pearl, Stoneridge Drive: the remaining Pleasanton store, in eastern Pleasanton near Livermore, with the restaurant lineup above around it.
- Regional Street, downtown Dublin: the other remaining Tri-Valley location, a few blocks from H Mart.
If you're stocking up for Thanksgiving or holiday cooking, Rose Pavilion is still an option for the November shopping weeks. After that, the Stoneridge Drive store also puts a meal at Kura, Mumu Hot Pot or The Special Noodle House within walking distance of the checkout line. Anyone who shops on the west end of Pleasanton or near Dublin's downtown may find Regional Street the shorter drive.
Back on Rosewood Drive, Trader Joe's, Total Wine & More, CVS and dozens of smaller tenants stay open after Dec. 5, alongside a 44,939-square-foot space that 99 Ranch will leave behind.
When a 45,000-square-foot anchor goes dark, neighbors start asking what comes next for the corner and what it means for the homes around it. For a homeowner near Santa Rita Road or Stoneridge Drive, which errands are close by is part of how buyers see a house.
